Information for Tenants

Renting a property

 

  • Once a tenant has filled in the application form and paid their application fee our due diligence is conducted to establish your credit checks and employment referencing. Prior to the commencement of the tenancy you will need to have provided us with your signed tenancy agreement, your advanced rent (your first month or more) your deposit (normally 1 months rent) . Provided all the above is completed satisfactorily you will then be given the keys and can move in.

On line reporting a repair

As a tenant of Umbrella you can report a repair for your property on line anytime. To do this you must login to your tenant login by setting up your e mail and password. All major credit and debit cards accepted

On Line payments

As a tennat of Umbrella you can pay online rents 365 days a year, 24/7. To do this you must login to tenant section and pay online by major credit/dedit card

Viewings

These will be arranged at a time which suits you 7 days a week from 8am to 8pm, which could be in the evenings or weekends, subject to the landlords permission. You will be accompanied by a member of staff, who will be able to provide information, give advice and answer any questions you may have.

Offer

Acceptance for the offer of the tenancy is subject to references.

Application/Fees

For a single application a none refundable fee of £125 +VAT is paid upon offer (£25.00+VAT for additional applicant), this secures the property until the references are completed. We require two forms of identification (driving licence or passport) and a utility bill. If references are found to be unsatisfactory a guarantor may be required. WE ACCEPT ALL MAJOR CREDIT/DEBIT CARDS. Note - application fees are non refundable.

References

We will take references on behalf of the landlord. Normally this will include your employer and any former landlord. In addition a credit check will be undertaken, normally returned the same working day.

Rent

The rent is paid on a calender month basis by standing order to our client account (unless alternative arrangements are agreed in advance) With the first months rent due before taking occupation of the property. Late rental payments are subject to charges being added. All rents are excluding gas, electricity, council tax and water rates, telephone costs where applicable.

Deposit

A deposit is normally required prior to occupation. This is normally equal to a months rent, but may vary. The deposit is held to cover any breakages, damages or other tenant liabilities. It will be protected in accordance with the Tenancy Deposit Protection legislation. At the end of the tenancy the deposit will be forwarded to the tenant once we have completed a satisfactory inspection of the premises to access any damages or deductions due. The deposit cannot be used to cover rent.

Insurance

We recommend each tenant take out insurance cover to ensure their own contents and accidental damage to landlords contents. We can offer a competitive quotation for this if required.

Inventory

A full detailed inventory is compiled with supporting photographs, it is checked at the start and the end of the tenancy in the presence of the tenant. Any dilapidations other than general ‘wear and tear' will result in deductions from the deposit. An inventory check-out fee of £45.00+vat is due at the end of the tenancy.

Management

When renting a property there are certain procedures for repairs and maintenance. If for any reason repairs are required, the tenant must inform Umbrella Property Rentals. Repairs must not be carried out without prior authonsation.

Inspections

The property will be inspected every three months initially, then on a six monthly basis to ensure everything is in working order.
